What is tile floor sealant and how does it work?

We bought a home 6 years ago with a lot of tile floors(off white color). They are very hard to keep clean. Someone told us that they think a sealant was never used on our floors. So, can we put this sealant on our floors now after they are professionally cleaned and will it help to keep them clean?
